Do you know what Elon Musk, Warren Buffet, and I have in common? It's definitely not our bank balance, sadly! It's that we aren't the most naturally charismatic or outgoing individuals. Yet, these legends show that such personality traits aren't necessarily prerequisites for success. Recently, listening to podcasts featuring Tony Robbins and Gary Vaynerchuk, their larger-than-life personalities struck me. As many of you know, that's not quite my natural style, but it led me to some valuable introspection. "You have to be yourself," said Indra Nooyi, former CEO of PepsiCo, "Everyone else is taken." This wisdom is a reassurance that success isn't tied to a single personality type. Certainly, charisma has its place, and I am working on refining my own, but it's not the sole path to accomplishment. Success comes in many flavors and is often born from grit, determination, and a unique offering that each one of us possesses. Podcast: I have to confess - I'm a total Tim Ferriss fanboy. If you haven't yet read his book, The 4-Hour Workweek, pause this email, and go order it now. So, onto my podcast recommendation- it's an episode where Tim and the equally inspiring Seth Godin have a chat. From minute 32-34, they discuss adding real value to people's lives as a means to master marketing. Though they're talking marketing, I believe the principle stands true for all professionals. Creating value goes beyond textbook learning, it's about making a real difference.
Movie: Just saw Olivia Wilde's newish movie, Don't Worry Darling—yes, I'm late to the party. It's a mind bending psychological thriller—think Stepford Wives meets The Matrix. Despite lukewarm Rotten Tomatoes ratings, I'd still recommend it, from one movie snob to another.
Music: Perhaps it's the nerd in me, but nothing beats some smooth background tunes during dinner at home. If you're also looking for that chill vibe after a long day, give Spotify's 'Coffee Table Jazz' playlist a spin. It's soothing enough to lull the kids to sleep and perfectly complements a glass of Snoop Cali Red.
Coffee-ish: My wife enjoys her cream with a splash of coffee. I prefer mine black, but my new obsession is Mushroom Cacao Mix by Four Sigmatic. It’s basically healthy hot chocolate that’s really tasty and full of organic cordyceps (mushrooms) extract and organic ginger. I’ve found that it boosts energy and mental focus. Restaurant: With so many amazing dining options, it's no surprise everyone's flocking to the beach this season. However, if you want try an incredible spot that’s a little less sandy, check out Bardea in Wilmington, Delaware. Their website describes the experience as “innovative Italian” The ‘vibe’ is modern and hip- the food and wine, even better. Be sure to book ahead - it's buzzing!

We're seeing a slow but steady increase in new listings - up by 5.7% from last week. Though not a typical spring boom, it suggests an extended buying season might be in the cards. Sellers, don't get discouraged by the slower pace - buyers are still active.
With fewer new listings, home prices remain steady, despite the rise in interest rates. The median list price is $414,900 this week, a minor 1.2% increase from last year- a reassuring fact amid market changes.
Despite a dip in new contracts this week (3% down), increased showing activity tells us buyer interest is still high. Limited inventory suggests more activity might be ahead.
