Do you remember those childhood moments when a Band-Aid miraculously healed a minor scrape? Of course, the Band-Aid didn't magically heal our wounds, but our faith in its restorative power certainly eased our minds. As we face the more complicated trials of adulthood, this principle—the power of perception over our reality—persists. For me, this begs a question. Are our fears and anxieties more about the narrative we've constructed in our minds than the actual challenges we encounter? Could it be that public speaking stress, for instance, is more a product of our own self-doubt than the task itself? The phrase, "it's all in your head," shouldn't diminish our experiences. Instead, it's a reminder of our capacity to shape our personal narratives. Acknowledging this enables us to reframe our perspectives, transforming our perceived realities. This isn't about denying life's difficulties, but leveraging our innate ability to turn obstacles into opportunities. This reflection was inspired by a post on Seth Godin's blog about the placebo effect. His writing consistently provokes thought and challenges norms, much like the podcast featuring him that I referenced in last week's newsletter. If you'd like to explore more of his work, I highly recommend subscribing to his newsletter at Seth's blog.
Artificial Imagination This week's art is meant to invite you on a contemplative visual and philosophical journey, weaving together a surrealist landscape with introspective existentialism. I'd love to hear what you think!

Vibe Challenge 💪 "Kindness Ripple Effect": How did the push-ups go last week? I know my tris are sore. This week's Vibe Challenge is to create a kindness ripple effect by performing at least one act of kindness each day. It could be a small gesture, like holding the door for someone or a more significant act, like volunteering your time. Kindness can have a profound impact on others and inspire a chain reaction. Remember, even the smallest acts can make a big difference.
My Weekly Vibe
Podcast: If you're as Chip and Joanna obsessed as my wife (and most of America), check out this interview with Willie Geist from 2019. After listening, I gained a whole new level of appreciation for the hype and found their journey to be truly inspiring.
TV Show: If you’re looking for a new binge worthy show to add to your list this summer, check out “Platonic” on Apple TV. Starring Seth Rogen and Rose Byrne, the show follows a pair of former best friends in their middle-aged glory. As they rekindle their friendship, their lives spin into a hilarious whirlwind. If you need further convincing, it has a solid 92% rating on Rotten Tomatoes.
Tech: Apple just revealed their latest not-so-secret project, Vision Pro. They're on a mission to blur the boundaries between real life, virtual reality, and augmented reality. The goal is to create an immersive experience that feels like having an 8K TV, iPhone, and MacBook right in front of your eyes, all without compromising your vision. The hefty $3,499 price tag set for next year's release will undoubtedly raise eyebrows, but early testers are already singing its praises.
Forever Young: For the last couple of years, I've been fully immersed in the world of optimizing every aspect of life, especially when it comes to staying healthy and fit for the long haul. That's when I stumbled upon fascinating research by renowned biologist and anti-aging expert, David Sinclair. His extensive studies on NAD+ reveal its potential to directly and indirectly impact crucial cellular functions, like metabolic pathways, DNA repair, chromatin remodeling, cellular senescence, and immune cell function. Simply put, it could not only slow down aging but potentially reverse it. I've personally been taking this product for a couple of months now. While I'm not claiming to be 21 again, I can genuinely feel the difference in my energy and vitality levels (or maybe it’s the aforementioned placebo effect 🤷♂️). So, if you're like me, constantly on the quest for optimization, it's definitely worth exploring.

Weekly Muse “Pessimists are often right, but optimists are often happy and wealthy.” -unknown
Real Estate (Delaware + Maryland) There are winners and losers in every market, right? Right…..?
Buyers + Sellers: Despite a significant decrease in home sales, pricing remains fairly stable due to a persistent lack of inventory. However, there are signs of change. Particularly in regions like Coastal Delaware and Maryland, active listings are incrementally increasing. This shift may present buyers—including those seeking second homes—with an expanding range of opportunities. Buyers will be further pleased with the potential of mortgage rates decreasing this summer. Quick decision-making remains crucial due to competitive market conditions and relatively short median days on the market. For sellers in the region, despite the increase in listing activity and the first median price decline since 2020, it remains a sellers' market. As a result, sellers who price their homes correctly should be prepared for a fairly quick sale. Those that overprice should start planning their Halloween party, because they’ll still be waiting for a buyer when the trick or treaters come knocking.
Investors: In this transitional housing market, long term investing is the safer bet vs. fix and flip. Watch the Fed’s actions closely, as changes in rates can open new opportunities or present new challenges. Versatility and adaptability is the key in this uncertain market. Don’t over-leverage and if the numbers are tight, it’s probably best to wait on a better deal.

…didn’t like the waterfront property I shared last week, don’t worry this little cottage is available for a measly $5 mil (courtesy of Northrop Realty)
Unusual Find Meet James Springer and James Lewis, identical twins separated through adoption as infants. The separated twins led remarkably parallel lives until reuniting at 39. Both twins grew up with an adopted brother named Larry and a pet dog named Toy. They both pursued careers in law enforcement, and chose the name James Allan for their first-born sons. The mystery deepens as they each found love and married women named Linda, followed by second marriages to women named Betty. Astonishingly, they even vacationed at the same obscure beach in St. Petersburg, Florida, despite being raised thousands of miles apart in Ohio. I guess this answers the nature vs nurture question.
